PAYMENT & BANK ACCOUNT DETAILS The booking only becomes binding and effective upon receipt of the deposit to the landlord's account. The deposit of 50% of the rental amount is due for payment within seven days of receipt of the booking confirmation. The payment of the remaining amount is due 30 days before the rental period begins. If the payment periods are not adhered to, the landlord may revoke the contract. Non-payment will be deemed cancellation and entitles the landlord to re-let the apartment. Additional costs for water, car parking space, electricity and waste are not charged.

CANCELLATION

You can cancel the contract at any time. The cancellation must be made in writing (e-mail or WhatsApp). In the event of cancellation, you are obliged to compensate us for the damage incurred: from the day of the booking confirmation by the landlord until the 31st day before the start of the rental period in the amount of the deposit paid from the 30th day before the start of the rental period, the full holiday price must be paid The respective date of receipt of your cancellation notice applies.

ARRIVAL AND DEPARTURE

To ensure that the holiday accommodation is properly prepared for our guests you can check in from 16:00 on arrival day. On the day of departure the holiday accommodation must be left by 9:30 am (on request and if there are no direct follow-up bookings check-in and check-out can be managed flexible) and in an appropriate condition. This includes: Empty the fridge Clean dishes and put them back in their place Removing any remaining food Dispose of rubbish If necessary, cleaning of used appliances and equipment

ADULTS ONLY

Please kindly note that our two holiday appartements are reserved solely for guests aged 18 and over. REST TIIMES In our holiday accommodation and in the outdoor area we ask you to observe rest periods between 00.00 a.m. and 7.00 a.m. every day as a gesture of consideration and in the interests of good relations with your neighbours.

SMOKING

Smoking is not permitted in the holiday accommodation or anywhere in the building. Please go to the outside area and use an ashtray there. Please discard the completely cooled cigarette butts in the residual waste. If there are any burn spots or holes, please report this immediately to us as the landlord. The repair costs for any damage caused shall be covered by you as the tenant.

INTERNET

Internet access is available free of charge in the holiday accommodation. You will receive the access code on arrival. The use of this internet access is at your own risk. As the landlord, we are not liable for any of your activities on the Internet.

DOGS

A maximum of two dogs are allowed per holiday appartements by prior arrangement and registration. Please make sure that you clean up after your dog. Please also make sure that your dog is kept on a leash on the entire property so that other guests without dogs can enjoy a relaxed stay. Your dog is not allowed to swim in the pool. Dog owners are liable for all damage to property and personal injury caused by their dog. The property is fenced in at a height of 120cm over an area of around 8,000m²; dogs can only run free by prior consent. The landlord is not liable for the physical integrity of the tenant's dogs.

VISITORS

Visitors must be registered with the landlords. Visitors can be registered in person, by telephone or by e-mail. Visitors are not permitted to stay overnight. Visitors must also adhere to the house rules.

EVENTS/PARTIES

Events and parties are not permitted in the holiday appartements or in the outdoor area. Any gathering of several people in the holiday accommodation must comply with the relevant conditions of these house rules.

WASTE SEPARATION AND DISPOSAL

As we are obliged to segregate waste, we ask that you also separate the waste in the holiday accommodation. You will find appropriate bins for paper, plastic, residual waste and glass. Waste bags are also available in the appartements, which you can use if necessary. Also, never throw leftover food, rubbish or hygienic products down the toilet or other drains. There are publicly accessible rubbish bins throughout the region where you can discard your rubbish. Le Marche is generally still a rather clean place - we would like it to stay that way.

OUTDOOR AREA/POOL

Private items in the outdoor area must be secured in strong winds and overnight to prevent damage and ensure your safety. The pool has no non-swimmer area and a maximum depth of 240 cm. The tenant is obliged to respect these conditions and is responsible for his own physical safety. There is no lifeguard on site at any time. The tenant also undertakes to treat the pool and the entire pool area with care and keep it clean. The tenant is liable for damage to the pool, the technical equipment, sunbeds and umbrellas if they are at fault.

EMERGENCY CONTACT INFORMATION

You will find a list of emergency contacts in your guest folder on arrival.

PARKING

Parking spaces are available for your car during your stay. Please ensure that you do not block other vehicles when parking. Please also note that we as the landlord are not liable for the vehicle parked in the car park and its contents.

CLEANING

You are responsible for cleaning your holiday appartement during your stay. This is not included in the final cleaning. Some cleaning work is also required before departure. These are listed in the section "Arrival and departure". For stays of more than 7 nights, bed linen is changed once a week. Kitchen towels and towels for the bathroom are available at short notice and flexibly on request at any time; the same applies to pool towels. Please do not use these towels for your dog - you can obtain dog towels on request (see "Dogs").

DAMAGES

Any damage to the holiday accommodation must be reported to the landlord immediately. You are liable for any damage, even if it is only discovered after your departure. If the damage is minor, such as broken glass, we as the landlord will cover the replacement. However, you as the tenant are liable for major damage to the equipment, furniture or holiday accommodation. To avoid damages, please refrain from moving furniture or objects and avoid other potential sources of danger.

KEYS

You will receive a key for your holiday accommodation on arrival. Please never give the key away. If you lose the key, please inform us immediately. The cost of replacing the key or changing the lock will be charged to you as the tenant.

OBLIGATIONS OF THE TENANT

The tenant undertakes to treat the rented property (holiday appartement, inventory and outdoor facilities) with care. If damage occurs to the holiday appartement and/or its inventory during the tenancy, the tenant is obliged to report this to the landlord promptly. Defects and damage discovered on arrival must be reported to the landlord immediately, otherwise the tenant is liable for this damage. A reasonable period of time should be allowed for the rectification of damage and defects. Claims arising from complaints that are not reported immediately on site are excluded. Complaints that are only received by the landlord at the end of the stay or after leaving the holiday flat are also excluded from compensation. In the event of any service disruptions, the tenant is obliged to do everything reasonable within the scope of his legal obligation to contribute to the rectification of the disruption and to minimise any damage incurred. On the day of departure, the tenant must remove personal items, dispose of rubbish and store clean and washed crockery in the kitchen cupboards.

LIABILITY/DISCLAIMER

The offer was made to the best of our knowledge. No liability is accepted for any impact on the rented property caused by force majeure, local power and water failures and storms. Similarly, no liability is accepted in the event of unforeseeable or unavoidable circumstances such as official orders, sudden construction work or disruptions caused by natural or local conditions. However, the landlord will be happy to assist in rectifying the problems (as far as possible). The arrival and departure of the tenant is at their own risk and liability. The landlord is not liable for personal belongings in the event of theft or fire. The tenant is fully liable for any damage. The landlord accepts no liability for loss or theft, damage or injury of any kind caused to the pet, the tenant or to other tenants. He is not liable for damage caused by natural forces, natural disasters, attacks, strikes, violence or accidents. The use of all facilities and the entire grounds, the pool and the car park is at the tenant's own risk.

DATA PROTECTION

The tenant agrees that necessary personal data may be stored, modified and/or deleted within the framework of the contract concluded with him. All personal data will be treated with strict confidentiality.

CLOSING PROVISIONS Photos and text on the website serve as a realistic description. A 100 percent correspondence with the rental property cannot always be guaranteed. The landlord reserves the right to make changes to the furnishings (e.g. furniture), in as far as they are of equal value. Should one or more provisions of these terms and conditions be or become invalid, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced by a valid provision that comes closest to the economic and legal intentions of the contracting parties. Italian law shall apply. The place of jurisdiction and place of fulfilment is the landlord's place of residence. These house rules are intended to ensure that you and other guests can enjoy a pleasant and safe a stay in our holiday accommodation. Compliance with the house rules is therefore essential. A disregard of these house rules is a breach of the rental conditions. We ask you to observe this and wish you a relaxing stay and a pleasant time with us!
